TERMS & CONDITIONS
RENTAL RATE

MINIMUM STAY
This property requires a 1 month minimum stay, however, this can be adjusted on a case by case basis. Contact for more details.
CLEANING
The Tenant will be responsible for paying for the following expenses:
- Housekeeper cleaning fee due monthly, bi-weekly, or weekly: $150. Paid directly to housekeeper. Frequency of cleaning to be agreed upon prior to booking.
- Additional cleaning fees will be added for any deep cleaning required for Tenants with pets (including dry-cleaning or professional cleaning of rugs).

INITIAL DEPOSIT
The Tenant will be charged a security deposit of one month’s rent due upon booking in addition to initial first month’s rent payment.
ADDITIONAL COSTS
The following additional costs are not included in monthly rent and will be charged as an additional fee that the Tenant is responsible for paying:
- Utilities (Gas, Electric, Cable/Internet – to be paid by Owner and refunded by Tenant)
- Lawn Mowing Service (Bi-weekly from April – November)
- Snow Plow Service (As needed)

BOOKING + PAYMENT

FALSIFIED RESERVATIONS
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
TRASH DISPOSAL
Tenant shall dispose of all waste during the rental term by the following means: put out on Tuesday night for early morning Wednesday pickup.
SUBLETTING
The Tenant shall not sublet the Premises without the written consent of the Landlord.
ENTRY
The Landlord shall have the right at all reasonable times during the term of this Agreement and any renewal thereof to enter the Premises for the purpose of any repair, modification, alteration, installation, or other reasonable action, so long they provide at least twenty-four (24) hours’ notice to the Tenant.
POSSESSION & SURRENDER
Tenant shall be entitled to possession of the Premises on the 1st day of the Rental Term. Upon termination of the Agreement, Tenant shall peaceably surrender the Premises to the Landlord in good condition, as it was at the commencement of the Agreement, excluding reasonable wear and tear.
NOTICE TO VACATE PREMISES
Tenant shall provide 1 months notice of intent to vacate the premises at end of lease term. Landlord will be permitted to show the property to perspective renters during this time with notice given to the current Tenant.
REFUNDSThe Tenant shall not receive a refund due to a shortened stay and/or poor experience that resulted from unfavorable weather conditions or an “act of god” and will remain responsible for the rental payments for the remainder of their lease term.
OWNER LIABILITY
The property is privately owned, and the owner is not responsible for any accidents, injuries or illnesses to guests or visitors that occur while on the premises. The owner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
SMOKING
Tenant agrees not to smoke in the rental house or on the property.
HAZARDOUS MATERIALS
The Tenant agrees to not possess any type of personal property that could be considered a fire hazard such as a substance having flammable or explosive characteristics on the Premises. Items that are prohibited to be brought into the Premises, other than for everyday cooking or the need of an appliance, includes but is not limited to gas (compressed), gasoline, ammunition, fuel, propane, kerosene, motor oil, fireworks, or any other related content in the form of a liquid, solid, or gas.
USE OF PREMISES and COMPLIANCE WITH SOUND REGULATIONS
Guests agree to use the rental property in a quiet, peaceful and lawful manner with consideration for the rights of others, especially neighbors close to the property. Please note that the town of Woodstock imposes a strict code requiring quiet in residential neighbors after 10:00 PM. Quiet conversation in low voices in any outdoor space is fine, but please refrain from playing music or speaking loudly, as sound travels easily and far at night, when neighbors are trying to sleep. The use of the premises for any illegal purpose or activity shall be grounds and cause for immediate termination of this Rental Agreement by the owner or property manager.
RENTER’S INSURANCE
Tenant is obligated to carry renter’s insurance with limits of not less than $1,000,000.00 in the event of bodily injury to any number of persons in any one accident, and with limit of not less than $1,000,000.00 for property damage, and have named on the policy of insurance Landlord, as an additional insured. Tenant must deliver a copy of the declaration page of the policy of insurance or the binder showing Tenant as an additional insured prior to taking possession of the House.

MAINTENANCE
The Tenant shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. The Tenant shall leave the premises in a ready to rent condition at the expiration of the rental agreement, defined by the Landlord as being immediately habitable by proceeding Tenants. The Tenant agrees not to hang any art or objects on any walls, attach any child or animal-proofing latches. The Tenant will be responsible for watering indoor plants weekly. The Tenant shall pay for maintenance and repairs should the premises be left in a lesser condition. The Tenant agrees that the Landlord shall deduct costs of said services from the security deposit prior to refund if tenants cause damage to the premises or its furnishings.
